Why You Should Involve a Licensed Agent When Buying Property

Buying property is one of the biggest financial decisions a person can make. Whether purchasing land, an apartment, a house or commercial property, working with a licensed estate agent can help make the process more professional, transparent and secure.

In Kenya, estate agency is regulated under the Estate Agents Act, Cap. 533. The Act provides for the registration and regulation of persons who negotiate or act in connection with the selling, purchasing or letting of land and buildings. The Estate Agents Registration Board (EARB) is mandated to ensure that practicing agents meet appropriate standards of competence and professional conduct.

One important benefit of engaging a licensed agent is professional guidance. An agent can assist a buyer in identifying suitable properties, understanding the transaction process, negotiating terms and coordinating communication between the parties.

A licensed agent also provides an additional layer of professional accountability. EARB states that only registered and licensed estate agents with a current practising certificate can conduct estate agency in Kenya. Buyers are therefore encouraged to verify an agent's registration and a valid certificate before engaging their services.

Most importantly, involving a licensed professional can help a buyer approach the property transaction with greater confidence, proper guidance and awareness of the legal and professional requirements involved.
